Maisonette 4+kk, Prague

Our first visit to the apartment immediately showed us that the original layout needed significant changes. The living room and kitchen were separated by a partition that prevented the natural flow of light and air throughout the space. In order to achieve airiness and openness - one of the main requirements of the clients - we proposed to demolish this partition. The result is one large, connected space that elegantly combines the kitchen, dining and living areas into a functional whole.

Kitchen and living room - a clever exchange of spaces

First, we solved the main challenge - the inconvenient layout. By knocking down a partition and strategically swapping the kitchen and living area, we were able to make perfect use of the space with sloping ceilings. The result? A functional and elegant solution that respects the architectural features of the apartment as much as possible.

The kitchen in a timeless combination of white matt lacquer and natural oak wood became the heart of the new space. We placed the dining table next to the kitchen island so that it is easy to communicate with the people who are eating while cooking. This design encourages social interaction and increases comfort in everyday life.

The living area is dominated by a custom-made wall in anthracite, which goes all the way to the sofa placed under the chaise longue. This has created a practical storage space and utilised space that would otherwise have remained unused. The colour accent of the whole space is a mustard yellow sofa - a client request that proved to be a great solution to brighten up the neutral base.

While most of the apartment had beautiful original parquet flooring, a section of the living room was covered in tiles. We carefully selected the material for the flooring and created a seamless transition after the renovation, which is virtually unnoticeable after the final coat of matt varnish.

The bedroom - from a children's room to a peaceful oasis

We completely transformed the original children's room with its impractical dimensions and improperly routed heating ducts.

The key solution was a japandi style podium bed - a combination of Japanese minimalism and Scandinavian functionality. This approach not only made optimal use of the available space, but also created a peaceful atmosphere ideal for relaxation.

Storage space - making the most of every corner

The client wanted plenty of storage space to match the specific shapes and demands of the duplex apartment. As all joinery was designed and made to measure, we were able to make the most of even the most challenging and complicated spaces. This resulted in an apartment that is not only aesthetically pleasing, but also practical and functional.

Technical innovation - the basis of modern living

The renovation also included a complete technical upgrade of the apartment:

- installation of air conditioning with an outdoor unit for year-round comfort
- complete replacement of the electrical wiring to current standards
- new BTI (health and technical installation) wiring for the kitchen
- installation of drywall partitions and ceilings
- professional painting and finishing work

Every detail was carefully planned so that the entire project acts as a harmonious whole - from the technical background to the final visual appearance.

"Our collaboration with Fledes was great. Their designs exude creativity, inventiveness, and in the case of our apartment, wonderful playfulness. They made our apartment a place where it's a joy to live."
